Property tax rules at a glance (2026)
- Interest: from 1 April 2025 you can claim 100% of interest on residential rental loans (80% in the 2024-25 year).
- Bright-line test: for sales from 1 July 2024, residential property sold within 2 years may be taxed. Your main home is generally excluded.
- Rental losses: residential rental losses are ring-fenced. They cannot reduce your salary or business income, but are carried forward to future residential rental income. Some properties, such as your main home and mixed-use holiday homes, are outside these rules.
- Depreciation: buildings are depreciated at 0% (residential buildings since 2011-12, commercial buildings since 1 April 2024), but chattels such as carpets, curtains and appliances can usually be depreciated.
- GST: long-term residential rent is exempt from GST. Short-stay accommodation is a taxable activity for GST, and you must register if your total turnover is over $60,000. Property development can also need GST registration.

Common questions
Do I need an accountant for one rental property?
It is not required. Many landlords use an accountant to save time and to check that interest, rates, insurance, repairs and depreciation are claimed correctly and that the IR3R and IR3 are filed on time.
Can a rental loss reduce my salary tax?
No, in most cases. Residential rental losses are ring-fenced. They are carried forward and used against future residential rental income.
Can you help if my property is in a company or trust?
Yes. We prepare accounts and returns for companies, look-through companies and trusts. For setting up or changing a structure we recommend legal advice too.
Do you work with property owners outside Auckland?
Yes. We work with clients across New Zealand by phone, email and video call.
